Salvaged City Trees for a New Purpose 

Urban Evolutions sources its wood from local city trees, many of which are removed due to disease, storm or development. For the Fox Commons project, ash trees—affected by the Emerald Ash Borer—were salvaged from municipalities across Northeast Wisconsin. Because trees are 51% carbon, this process ensures the wood continues to store carbon long-term, instead of being lost to landfill, mulch or firewood. 

Ash is often an underutilized hardwood for interior designs, but Urban Evolutions has developed techniques to highlight the unique character and natural beauty of this species. Fox Commons is a perfect example of how these efforts not only prevent waste but also elevate design, blending aesthetics with sustainable building practices. 

Environmental Impact & Community Support 

The Fox Commons project required approximately 4,000 square feet of veneer panels and 1,500 board feet of solid ash material, using approximately 20 salvaged ash trees from the area. These materials bring warmth, durability and beauty to the project while telling a story of sustainability. 

Over the past year, Urban Evolutions has diverted more than 4,000 trees from municipal waste streams for a variety of projects. By sourcing and manufacturing everything within a 200-mile radius, we significantly reduce transportation emissions. This regional focus also provides essential support to Wisconsin's timber industry by generating work for local sawmills and milling operations.

Fox Commons: A Vision for a Vibrant Downtown 

Fox Commons, a 180,000 sq. ft. mixed-use space in downtown Appleton, is the result of a bold reimagining by Dark Horse Development and Boldt Real Estate in conjunction with Lawrence University and Mosaic Family Health. The project revitalizes the former City Center Plaza on College Avenue, transforming it into a vibrant urban hub that will attract both locals and visitors. 

With its planned mix of commercial, wellness, retail, food and beverage tenants, Fox Commons aims to become a center of activity for the Fox Cities. Seamlessly connected to the North College Avenue neighborhood, it offers businesses unparalleled exposure, foot traffic and access to a thriving community.
